Anchorlane Book a strategy call
Midnight

Short-term rental co-listing · Furnished whole homes · 2–4 bedrooms

Your rental shouldn’t wake you at midnight.

For landlords with a furnished home. Anchorlane co-lists it as a short-term rental on your own Airbnb account, and Airbnb pays your share directly to you. You keep the property and hand over the job. Our team runs the daily work, and people supervise it.

The second job

You open the bank app, then the thread of promises. The payment is missing. Your own bills are not.

The date passes. They are still there. Getting your own house back has become a folder of notices, calls and appointments that takes over the rest of your life.

Another viewing is booked, so you rearrange the evening, drive over, unlock the door and wait. Nobody comes.

The repair was supposed to be finished. Nobody has confirmed it. You are calling the company you hired so you would not have to make this call.

The handover

Keep the property. Hand over the job.

Your plan shows the target, the responsibilities and the written commitments before we start.

AureaOn duty

She’s on duty tonight, and every night.

She answers the 2 a.m. guest from your home’s own instructions, keeps the price under review while a turnover is under way, notices when a repair comes back, and remembers every visit, photo and promise. She works the whole operation at once, at any hour.

Full-service short-term rental management, end to end. Aurea’s AI specialists run it around the clock, people lead and supervise it, and local providers do the physical work.

Because she carries the volume, management stays at 12%.

    Your protections

    Your rent is the floor.

Your floorthe long-term net we agree for your home

During the trial — six months on standard terms, the full twelve for Founding owners — any month your net after our fee trails the long-term rent net baseline we agree for your home, that month’s fee is refunded in full: every dollar of it. It is determined by the 5th, and the refund is initiated within five business days.

It refunds our fee. It is not an income guarantee, and earnings always vary.

The rest, in writing before we start.

    Takeover Commitment
Before activation we agree a dated operating schedule. If we materially miss it, that month’s fee is refunded automatically — we detect the miss; you never have to give notice or police a cure clock. Once per property, in the first six months.
    Who pays whom
The listing sits on your Airbnb account. The guest pays Airbnb, and Airbnb pays our co-host share and your remainder directly through the payout split. A fee already collected by the split is never invoiced; your monthly statement reconciles it.

    Your control, and your exit

You keep 100% ownership, and how your own dates work is spelled out in the agreement. Property expenses remain separate from the management fee, with receipts on your statement; the agreement specifies the expense authority and how larger decisions are approved.

The agreement states the applicable 30-to-60-day notice period, immediate exit for cause, and the transition responsibilities. We go through them with you before you sign.

    Frequently asked questions

These answers use the same terms as your written offer.

    Which homes do you consider?

Furnished whole homes with two to four bedrooms. We review the property, restrictions, local coverage and economics. The home must be profitable and you must be happy with the numbers.

Can I convert while a tenant is still there?

We can plan around the lawful end of the tenancy. Activation waits for the required possession, approvals and preparation. Short-stay language does not bypass occupancy rules.

    Who actually runs the home?

Aurea’s AI specialists keep routine messages, pricing review and coordination moving around the clock. People lead and supervise the operation, make consequential decisions and handle escalations. Local providers do physical work.

Are the earnings figures promised income?

The headline is the reviewed property target we work toward. The median case provides context. Actual earnings vary. The management-fee protection does not cover an income shortfall.

    What is the management price?

Standard management is 12% of the defined booking earnings after channel deductions, excluding the separately identified cleaning charge. Your quote shows the exact base, included receipts and other property costs. It is not 12% of the guest’s entire bill.

    How do Founding terms work?

An available Founding 10 owner receives 7% on the same base for twelve months from activation, then 12%. The 7% is earned: the Founding agreement includes your permission for a timestamped guest thread to be published, a case study at month six, and two introductions at month six, after the first month the floor has paid out. Availability comes from executed agreements — we don’t publish a remaining-spots count. Your written offer confirms the actual terms.

    When do you get paid?

We earn the agreed fee from the reservations we manage from your activation date. On supported Airbnb listings, we set up the accepted co-host payout arrangement before taking over: your listing stays on your account, Airbnb pays our co-host share and your remainder directly, and a fee received through that split is never invoiced again. Other channels use the payment method in the agreement. There is no later satisfaction vote to begin paying for delivered management.

What if the service or economics disappoint?

Your plan includes covered operating commitments and a one-time affected-month management-fee refund for a qualifying failure, under the written terms. Separately, during the trial — six months on standard terms, the full twelve for Founding owners — a month whose owner net after our fee trails the agreed long-term-net baseline has that month’s fee refunded in full — any fee already received through the split is reconciled and returned as required, initiated within 5 business days of the by-the-5th determination. These protections cover our fee, not the property’s income or expenses.

Will you match another manager's price?

No — and that is deliberate. Our fee is 12% standard and 7% for Founding owners, on the same base for everyone: booking earnings after channel deductions, guest cleaning fees excluded. Bring any written offer and we will lay it next to ours — services, the actual fee base and the protections — compared in fee dollars on the same property, scope and base, so you can see exactly where the two differ. A different percentage on a different base is not enough to establish a saving.

Where does the money go, and who approves repairs?

The agreed management share goes to Anchorlane and your remaining payout goes directly to you, from the platform. Property expenses remain separate. The agreement specifies the expense authority that applies without prior approval, with receipts, and how larger decisions are handled — and you receive a monthly statement by the 5th.

What happens to existing bookings, personal use and exit?

We review reservations, access, your own dates and existing-manager obligations before switching. The agreement states the applicable 30–60-day notice period, immediate exit for cause and transition responsibilities. We do not promise unrestricted date blocking, automatic review transfer or free cancellation of existing bookings.

Your Property Takeover Plan answers three questions: What are we working toward? What stops landing on you? What has to happen before we take over?

    The target, with its evidence

You will see the comparable homes and the target for your home (the strong-performer pace we work toward), with the typical outcome shown as context and every assumption printed.

    Like-for-like economics

Gross is compared with gross and net with net. The long-term figure names what it usually hides: your time, self-management, repairs, vacancies and hard-to-evict renters.

    The work handoff

It lists the modeled costs, the work that moves to our team, and the transition questions. A person reviews it before the plan reaches you.

    A handoff you can inspect.

Your home must be profitable, and you must be happy with the numbers. Existing tenancies, reservations, restrictions and setup work are addressed before activation. You see who does what, what it costs and what still needs a decision.

How a routine guest question is handled

This is a sample sequence showing the process. It is not live property activity or a client’s results.

    1. Guest question: A guest asks about access at night.
    2. Home instructions found: The answer uses the instructions recorded for that home.
    3. Routine answer / human escalation: Routine questions are answered by the AI specialists; anything consequential goes to a person supervising the operation.
    4. Follow-up tracked: The exchange and its next action stay with the property’s record.

What would you like the house to stop asking of you?

Start with your address or listing link and the work you want off your plate. We will review the property, identify what is missing and prepare the next useful step. You do not need to research comparable homes yourself.

When your request is recorded, we confirm it at the email you provide and contact you about the review and any missing property details. Every earnings figure is an estimate based on stated assumptions, never a guarantee.
